I started cold-calling when I was at Marcus & Millichap Los Angeles, and we dialed by hand from 8am to 8pm from The Apartment Directory. I was extremely nervous and didn’t know what I was doing, but I ended up as the Rookie of the Year and National Pace Setter for my sales volume.
Fast forward, and now times have changed and the data and systems are so much easier for Realtors to use. This is especially true for Expired and Canceled listings, and FARMS. This data is instantly available to us real estate agents, and owners are easier to call with auto-dialers like Mojo and Vulcan 7.
There’s no excuse not to pick up the phones and make calls in the mornings, for at least 30 minutes. Last year, in 2022, I secured nearly $20M in listings from just cold-calling expireds for about 30-45 minutes a day (my wife mentions this in the video on the right).
I don’t get every listing from every appointment… I probably went on listing appointments for nearly $50M from my expired cold-calling and lost a lot of them… For example: I missed out on a $17M listing in Mandeville Canyon in Brentwood, CA.
But like the calls and the meetings, it’s about consistency and taking each call and meeting in stride. You can’t get too emotional during these interactions. I know this too because I was the Team Leader / Manager at Keller Williams Realty Downtown Los Angeles and Marina del Rey for 2 years.
